The Building Process

Here is a general outline for the process. We are happy to walk you through each step and provide assistance. The process can seem overwhelming, but we can break it down step by step and it becomes a much easier task.

We strongly recommend you speak with a lender before you start designing your home. In many cases people spend time and money designing the perfect home just to find it is outside their budget. It is best to establish your budget then design your home around that number it will save you time and money.

Step 1 Initial Meeting Discuss

  • Lifestyle needs and parameters
  • Likes and dislikes

  • Builder and Client expectations
  • Land, (if you already own) size, layout, drainage, well, septic, trees

Step 2 Design

  • Stock plans – already fully completed available for purchase
  • Architect / Draftsman- draw the home from ground up
  • Make certain the plan is consistent with client’s desires
  • Complete plans

Step 3 Proposal and Contract

  • Establish project costs
  • Prepare specifications
  • Discuss allowance items
  • Review and sign contract

Step 4 Engineer Construction Drawings

  • Frame and foundation professionally engineered
  • Soil test needed for engineering foundation
  • Review and update estimate

Step 5 Construction Financing

  • Deliver completed plans and contract to Lender
  • Discuss options (i.e. One time close construction loan)
